Here's what the rankings don't tell you, and what you actually need to know if you're buying or selling here in 2026.

How Wallingford-Swarthmore Actually Ranks

Wallingford-Swarthmore School District (WSSD) covers about seven square miles across Nether Providence Township, which includes the unincorporated village of Wallingford, plus the boroughs of Swarthmore, Rose Valley, and Rutledge. Roughly 3,700 students move through five schools: three elementaries (Wallingford Elementary, Swarthmore-Rutledge, and Nether Providence Elementary), Strath Haven Middle School, and Strath Haven High School.

The numbers back up the reputation. WSSD lands in the top 5 percent of all school districts in Pennsylvania and currently ranks as the #2 school district in Delaware County on Niche. Strath Haven High School regularly places among the top 30 to 35 high schools in the state, with math and reading proficiency scores well above both the county and state averages. If you're a parent cross-shopping districts, this is the kind of data that ends the conversation fast.

Four Towns, Four Different Price Points

WSSD isn't one town, it's four, and each one has its own personality.

Wallingford, part of Nether Providence Township, is the workhorse of the district. Tree-lined streets, a mix of twins and single-family colonials, and prices that typically run $375,000 to $625,000. It also has its own SEPTA Regional Rail stop, which matters if anyone in the house commutes into Center City.

Swarthmore Borough is the one people picture when they think of this district: a walkable downtown, Swarthmore College anchoring the center of town, and a real sense of place. Smaller homes in Milmont Park and Swarthmorewood start around $375,000, while the historic homes on Yale Avenue and Westdale Avenue push past $900,000. Most of the borough trades in the $550,000 to $650,000 range.

Rose Valley is the quiet one. A small, wooded, arts-and-crafts era borough with a median sale price north of $790,000 and very little turnover. When something comes up for sale here, it doesn't sit long.

Rutledge is the smallest of the four, a compact, walkable borough tucked against Swarthmore with a tight-knit, small-town feel. Inventory is limited enough that most buyers looking here already know someone who lives there.

Across the whole district, plan on somewhere between $350,000 and $850,000 depending on the town, the street, and how much house you need.

What Buyers and Sellers Should Actually Know

Wallingford-Swarthmore doesn't behave like the rest of Delaware County right now.
