Who is Ben Hill, and why should I work with you instead of another agent in Delaware County?

I'm a lifelong Delaware County guy. I grew up in Ridley, I live in Springfield, and I've spent the better part of my adult life either working in housing finance or investing in real estate right here in Delco. I'm not someone who moved here to sell houses. This is home.

What makes me different from most agents isn't just that I know the area — it's that I came out of 20-plus years in the mortgage industry, including an executive role as Chief Information Officer at Finance of America Companies. I've seen more financing structures, deal complications, and creative solutions than most agents will encounter in an entire career. When a deal looks complicated or even impossible, that's actually where I do my best work.

Most agents are great at the straightforward transaction: you find a house you like, you get a conventional loan, you close. I do that too. But when your situation doesn't fit that mold — when you feel stuck, when the numbers seem like they don't work, when another agent has told you there's no path forward — that's when working with someone like me really matters.

You said you grew up in Ridley and live in Springfield. How does that actually help me?

It means I know these towns the way a neighbor knows them, not the way a salesperson knows them. I know which streets flood, which school districts are quietly improving, which neighborhoods have been quietly appreciating for years, and which listings are overpriced the moment they hit the market.

When I recommend a neighborhood or steer you away from one, it's because I've actually lived here — not because I pulled a data report. That firsthand knowledge is something you genuinely cannot replicate with a search engine.

Some of the communities I know best:

What exactly is OwnDelco.com?

OwnDelco.com is a hyperlocal real estate resource built specifically for Delaware County, Pennsylvania. It's not a national real estate portal. It's not a lead-generation machine dressed up to look like a resource. It's something I built because I believe people deserve a place to get real, locally-grounded information about buying, selling, and investing in Delco real estate — without the noise.

You'll find neighborhood guides, school district information, market reports, and listings — all focused exclusively on Delaware County. My goal is for OwnDelco to be the place Delco residents turn to when they have a real estate question, whether they end up working with me or not.

I've talked to other realtors and they all say the same things. What do you say that's different?

Here's one thing I'll tell you that most realtors won't: if you're thinking about selling your house, you should seriously consider renting it instead.

I know that sounds strange coming from someone who earns commissions on sales. But the truth is, for many homeowners in Delaware County right now, renting their current home while they move into a new one is the better long-term financial decision. The numbers often support it, especially if you have significant equity and a mortgage rate that you wouldn't want to lose.

I'd rather tell you that and lose a commission than push you toward a sale that doesn't actually serve you. That's the kind of agent I am. My job is to make your life better — not to close a deal.

Do you only work in Springfield, or do you cover all of Delaware County?

I'm licensed in both Pennsylvania and Delaware and I work throughout Delaware County. That includes Springfield, Ridley Township, Haverford Township, Media, Radnor, Swarthmore, Nether Providence, and the surrounding communities.

That said, I do have a particularly deep knowledge of Springfield Township and the Ridley area, since that's where I've spent most of my life. If you're looking in those communities, I can offer a level of local knowledge that's hard to match.

You mentioned a background in mortgage and finance. Aren't you just a realtor now?

I am a licensed real estate agent, but my mortgage and finance background is something I bring into every single transaction. It shapes how I evaluate a deal, how I help buyers understand their financing options, and how I help sellers understand what their buyers are actually going through on the other side of the table.

Most realtors hand you off to a lender and step back. I stay in the conversation, because I understand what's happening on the financing side and I can often help you find solutions that others don't even know to look for.

Think of it this way: you're not just getting an agent who can open doors and write contracts. You're getting someone who has spent decades understanding the financial mechanics of how homes are bought and sold. That combination is genuinely rare.

What does a first conversation with you actually look like? I don't want a sales pitch.

It's a real conversation. I'm going to ask you questions about your situation — not to qualify you as a lead, but because I genuinely can't help you until I understand what's actually going on. What are you trying to accomplish? What's standing in the way? What have other people told you that doesn't quite add up?

I'm not going to pressure you to sign anything on a first call. I'm not going to give you a rehearsed pitch about why I'm the best agent in Delco. I'm going to try to understand your problem and be honest with you about whether and how I can help.

If I can help, I'll tell you how. If I can't, I'll tell you that too. The call is free, it's low pressure, and the worst that happens is you walk away with a clearer picture of your options than you had before.

How do I know I can trust you? I've been burned by pushy salespeople before.

That's a fair concern, and I'm not going to ask you to just take my word for it.

What I will say is this: I am not primarily motivated by the commission. I am motivated by solving problems. There have been times I've counseled clients not to sell because the math didn't support it. There have been times I've recommended they work with a specific lender I don't have a referral relationship with because it was the right product for them. There have been times I've told people to wait six months before making a move.

None of those things earn me a commission. But they do earn trust. And trust is the only thing I'm actually trying to build with you on that first call.

Reach out. Have the conversation. Judge for yourself. You don't need to commit to anything, and you'll know pretty quickly whether I'm someone you want in your corner.
